Position Overview

Today we are seeking a Senior Property Manager to join our operations team which oversee and support the daily operations of our residential communities. The ideal candidate is resident-focused, safety-conscious, and operationally strong, with a passion for creating an outstanding living experience. You will be responsible for the management of our properties while developing a high-performing team that delivers an exceptional resident experience. You will be responsible for overseeing daily operations, optimizing financial performance, ensuring compliance, and fostering an engaged, motivated team that drives success.

In addition to the duties typically expected of a senior level property management professional, the successful incumbent will be responsible for the following:

Leadership & Team Development

  • Build, mentor, and develop a team of property management professionals, ensuring a culture of collaboration, accountability, and continuous improvement.
  • Provide ongoing training, coaching, and performance management to create a highly engaged and productive team.
  • Foster a positive work environment that encourages teamwork, innovation, and professional growth.
  • Establish clear goals and expectations, ensuring the team is aligned with company objectives and resident satisfaction priorities.

Resident Experience & Community Engagement

  • Foster a welcoming and inclusive community that prioritizes resident satisfaction and engagement.
  • Act as the primary escalation point for resident concerns, ensuring prompt and effective communication.
  • Lead initiatives to enhance the resident experience through community engagement programs and service excellence.
  • Ensure all resident interactions align with our commitment to exceptional customer service and retention strategies.

Health, Safety & Compliance

  • Ensure properties are safe, clean, and well-maintained while proactively identifying areas for improvement.
  • Conduct regular safety inspections and implement risk management strategies.
  • Ensure full compliance with local, provincial, and federal property management laws and regulations.
  • Partner with maintenance teams to implement preventive maintenance programs and oversee emergency response plans.
  • Train staff and residents on emergency preparedness, fire safety, and building security measures.

Operational & Property Management

  • Oversee day-to-day operations, ensuring all aspects of the property are efficiently managed.
  • Conduct regular property inspections to maintain curb appeal, identify maintenance needs, and uphold quality standards.
  • Collaborate with maintenance and cleaning teams to ensure timely repairs, preventive maintenance, and overall property upkeep.
  • Implement operational best practices to improve efficiency and enhance resident satisfaction.

Financial Performance & Budgeting

  • Develop and manage property budgets, control expenses, and drive revenue growth through strategic planning.
  • Monitor rent collections, enforce lease agreements, and ensure timely payments.
  • Oversee vendor contracts, negotiate cost-effective agreements, and optimize operational efficiency.
  • Analyze financial performance and implement cost-saving measures while maintaining service excellence.

Leasing & Occupancy Management

  • Implement leasing strategies to maximize occupancy rates and attract high-quality residents.
  • Work closely with leasing teams to streamline the move-in/move-out process and drive renewal rates.
  • Ensure marketing and leasing efforts reflect the community’s value and align with resident expectations.
  • Utilize market research and competitor analysis to enhance property positioning and rental performance.

Most importantly, we are a small yet mighty team. This is a roll up your sleeves, help where you are needed kind of role. We are an on-site crew 5 days a week. We sometimes work late to make sure we meet our deliverables or to support emergency response teams, so the ability to work flexible and irregular hours is required. However, we do respect your work/life balance too.  

Qualifications & Experience

Experience: Minimum 10 years of residential property management experience is preferred.

Technical Skills: Proficiency in property management software (Yardi, MRI, or similar) and Microsoft Office.

Resident-Focused Mindset: Strong customer service skills and a passion for building strong communities.

Safety & Compliance Knowledge: Familiarity with health and safety regulations, and risk management strategies.

Leadership & Communication: Excellent ability to lead and engage teams, resolve conflicts, and maintain professional relationships.
