We are searching for our next great Director, Commercial Mortgages. Overview This role is fully remote for the right candidate! Our Directors are instrumental in reviewing and analyzing new commercial, multifamily and construction mortgage opportunities, preparing and reviewing loan presentation packages, assisting in other aspects of the loan process, training and mentoring analyst, and assisting in fostering a strong working relationship with our clients and amongst our team. You will be offered a competitive compensation and benefits package, including: $120,000 - $140,000 base salary, plus 20-25% bonus, and full benefits, paid for by us! Profile Of Education & Experience
- Minimum of 10 years of related work experience in a commercial, multifamily or construction real estate role such as commercial mortgage lending, appraisal, brokerage, asset management or quantity surveyor.
- Minimum of 7 years of direct and consistent exposure to multifamily, commercial and/or construction mortgage lending (working with a commercial mortgage lender or brokerage)
- Minimum of 5 years in a supervisory or managerial role in commercial real estate mortgages
- Minimum of 3 years of direct experience liaising with the CMHC on the fulfillment of multifamily mortgage deals.
Foundational Skills & Competencies
- Experience writing and reviewing clear, detailed reports incorporating relevant facts and figures.
- Experience training, coaching and mentoring analysts and associates in the team
- Strong working experience with Microsoft Excel comfortable with functions such as pivot tables and working with existing macros
- Deep understanding of how multifamily and commercial real estate is financed, underwritten and valued, including construction, bridge and term mortgages as well as multiple asset classes
- Clear understanding of rent rolls, operating statements, net operating income, cap rates, valuation, debt service ratios, and construction budgets
- Excellent interpersonal and people management skills; you bring the best out of others via skillful coaching
- Enjoyment of a fast-paced work day that requires the ability to pivot
- The ability and desire to learn new technology and adopt it
- Passion for real estate industry
- High attention to detail while managing a volume of deals
- Strong interpersonal and communication skills.
- Capable of handling competing priorities and sensitive to strict timelines.
- The ability to work as part of a team, as well as individually
- The confidence to adapt to change
- The legal ability to work in Canada
- The ability to pass a Criminal Record Check and Educational Check
- Experience working with CRM platforms
A Day In The Life Review/Evaluate New Opportunities
- Review/Evaluate the commercial mortgage opportunity through analysis of construction budgets, operating statements, rent rolls, financial statements, market data, third party engineering reports, and appraisals
- Review/Perform market analysis and review property-level cash flows
- Verify and calculate loan underwriting parameters using MS Excel
- Lead client calls and answer their questions
Team Management
- Manage distribution of work on a daily basis and oversee completion
- Ensure capacity is adequately managed
- Conduct monthly connects with analysts to review performance and provide feedback
- Provide suggestions for better team engagement to leadership
- Lead underwriting team meetings and ensure process updates are relayed and implemented timely
Coaching And Team Development
- Regular coaching and feedback sessions with Associates, Senior Analysts, and Analysts
- Reviewing team member deals for accuracy and troubleshooting with team members
- Supporting team members in developing and building client and stakeholder relationships
- Hiring support and onboarding of new team members
Underwriting
- Preparing and reviewing financing proposals
- Prepare and reviewing Mortgage Investment Brochures to ensure accuracy and reinforce underwriting standards and procedures
Loan Approval Process
- Review all third-party reports to ensure consistency in mortgage application (appraisals, BCA’s, Environmental, etc)
- Liaise with borrower, lender and third parties to obtain commitment letters
- Liaise with CMHC to obtain CMHC approval
- Review commitment letters relative to executed Term Sheets/Letters of Intent for the Mortgage Originator
Process Management
- Work on streamlining processes
- Work on org level initiatives
- Suggest and work on process improvement ideas
Professional
- Establish relationships with third party providers (appraisers, engineers, cost consultants)
- Stay informed with real estate and mortgage industry trends
- Perform other duties as required
- Build and maintain lender relationships
